Reservation Conditions


1.  Reservations and Rental Contract:
The contract is exclusively based on the statements, descriptions and conditions that are contained therein and are valid during the rental period.  Special requests will be taken into consideration, but only when prior arrangements are made with us.  It is necessary to register  all persons that will stay in the vacation home on the Reservation/Rental Contract .  The person signing the contract takes responsibility concerning the contract obligations for all persons listed on the contract.  The contract has to be  signed and sent back to us ASAP to insure your reservation dates stay confirmed.   This contract is not binding on us until we have received the signed contract back from you and issued you a final confirmation number.

2.  Rental Payments and Security Deposit:

Reservations Payments

 All reservation payments must be made in full within 24 hours of your Reservation Request.  We only hold that temporary reservation slot for you for 24 hours.  All payments must be made via the payment link on the Availability page.

Security Deposits must be made by personal check & received by regular US mail Prior to Check-In.

Monthly Rentals - We require a $500.00 security deposit that must be paid by personal check 30 days prior to the rental period.

Weekly Rentals - We require a $250.00 security deposit that must be paid by personal check preferably 30 days prior to the rental period but a minimum period of 10 days prior to reservation date.

Security Deposit Refunds within 15 days of your departure.

Within 48 hours of your departure and/or before the next Renter is allowed in the house, the house will be checked and when everything is found in good order and condition, the security deposit will immediately be sent back to you/your bank account.



3.  Changes in Reservation Booking or Withdrawal:
Any changes to the rental reservation regarding time or persons must have a written confirmation from us.  Withdrawal is accepted only in written format.  Meeting the deadline depends largely on the receipt of the withdrawal statement. Since we have to turn down many other interests after confirming a reservation, we have to ask you for your understanding that we are obliged to demand the following cancellation fees: 
Cancellations:
Until 57 days ahead of rental = 15% of the rental  fee
From 56 to 43 days ahead of rental = 50% of the rental  fee
From 42 to 29 days ahead of rental = 75% of the rental  fee
From 28 to 0 days ahead of rental = 100% of the rental fee


4.  Contents of the Reservation and Rental Contract:
Maximum Number of Persons for this house is = 4 Adults w/2 kids or 2 Adults with 4 kids.  You are not allowed to exceed the number of persons specified in the contract.  Violation of this provision will result in eviction and forfeiture of all monies paid. If the number of persons exceeds the agreed limit, the landlord, has got the right to demand the immediate check out of all persons without any rental refund.  Weekly rental rate includes utilities.  Monthly rental rate does not include utilities.

5.  Liability:
Should this rental house not be available due to an Act of God, we reserve  the right to offer you an equivalent vacation home.  If you do not wish to accept the replacement or a replacement is not available, the contract can be terminated by either party to the contract.  In that case our liability is limited to reimbursement of the payments.  The landlord is not liable for personal or other damages that occur at the rental property.

6.  Responsibilities of the Renter:
The Renter is legally responsible for the care of the rental property during the rental period.  The tenant is  expected to report all damages, encountered during the tenancy, immediately to the landlord and to pay for the damage, if he caused the damage himself.  The home is to return in good order and condition at the end of the rental period.  The tenant is obligated to do everything in its power to avoid damage or in case of any type of damage to make an attempt to minimize it.  Security cams in use on property.

7.  Arrival and Departure:
The tenant will receive entry into the vacation house and a brief orientation upon arrival.  The rental home is normally always ready for check-in by 4:00 PM.  Departure time is 10:00 AM sharp.  If you need a different check-in time, please make sure we have an approximate time of arrival.  Our Check-Out cleaning crew is always scheduled for Saturday morning at 10:30 AM.  Our Check-In Greeter is always scheduled for Saturday at 4 PM.

8.  No Pets Allowed in Front Rental Unit #1 - The following allowed in Back Unit #2:
NOTE: YOU ARE VIEWING AN ADVERTISEMENT TO RENT UNIT #1 - NOT UNIT #2 -- This information is listed here for your knowledge and for those Renters that wish to rent both units.   Small hypoallergenic toy breed dogs (under 13 inches tall and 13 pounds and under body weight) are allowed in Unit #2.  The dog must be 100% house broken and must be listed on this hypoallergenic list: http://en.wikipedia.org/wiki/Hypoallergenic_dog_breeds and Must be shorter than 13 inches at the shoulder and under 13 pounds in body weight.  Dog isn't allowed on any area inside Unit #2 that has carpeting on the floor.  Renter must keep the entire area 100% free of any evidence that a dog was ever present.  Pet Stain or any damage caused by your pet automatically forfeits the security deposit.

9.  No Smoking Inside Rental Unit:
No smoking allowed inside unit.  Smoking allowed outside unit and on outside covered porches, decks and dock.  Smoking inside house automatically forfeits the security deposit.

10.  Legal Domicile:
Any dispute arising will be settled before a Florida court of law.  Inoperativeness of a single paragraph does not make the whole contract inoperative. The rental contract is under private law.  Laws governing tenancy apply.  The owner is not a travel agency therefore laws governing travel do not apply.     The landlord works as the owner and sometimes the owner works as the landlord.

11.  Legally Binding and part of the Reservation and Rental Contract:
All the provisions contained herein and referred to as the Reservation Conditions in the Reservation and Rental Contract are by its reference hereto incorporated into and a made a legally binding part of said Reservation and Rental Contract.
